Apartment for sale in Jomtien

We are selling our apartment in Jomtien, Pattaya.
We've owned it for nearly 6 years and in that time have put in a modern European style kitchen ( Starmark ) with ceramic hob, electric oven and extractor fan.

We completely gutted the bathroom and turned it into a bright and modern shower room.
The apartment is 32 square metres and is on the 17th floor ( of 18 ). 
It is situated on Jomtien Beach Road but about 1km from the town centre between soi's 10 and 11 so not very noisy. If anyone knows Jomtien, it's very close to the large Siam Bank.
The ' complex ' has ample parking including a 4-storey car park, swimming pool and  gym.

When people talk about how close to the beach it is, when you walk or drive out of the front gates onto Beach Road, the next thing is the sea. None of this cr*p about 2 minutes to the beach ( by Harrier Jump Jet ) etc. The apartment is fully furnished.

We are giving two options to buy:

1) To buy the apartment as it is, fully furnished. For this our asking price is 1,550,000 baht.

2) To buy with everything removed ( not including the shower room, that remains intact ), all furniture removed plus the kitchen.
The asking price for a bare apartment is 1,300,000 baht.

The maintenance fee is 5,200 baht per annum ( please note, not per month ).
For this you get very good security, maintenance team, ground staff and full use of the two complex's ( so 2 pools, 2 gyms etc ).

I paid the maintenance for the coming year last week and this is also included in the price.

We will also go 50/50 on the land registry transfer fee which I am told will be about 50,000 baht in total.

The apartment is in a foreign ( my ) name so there are no problems regarding transfer to another foreigner.

On this particular complex, the actual ownership is about 70% Thai, and 30% foreigner but most apartments remain empty most of the year.

The apartment building stands at 90 degrees from the road and sea, our apartment balcony looks south towards Ban Saray, not Pattaya.

Is the apartment in Jomtien Beach Condominium, and if so is it in the first block you approach from the road, or the 2nd block round the corner to the left?

Hello PC Nick, yes it is at Jomtien Beach Condominium. There are actually two buildings ( not that you'd now it because they are about 1cm apart, yes, 1cm ) in the first block off of Beach Road and it is on the 17th floor in this block. Not in the three blocks ' around the corner ' as you mentioned although we do have access to those facilities too.

Never realised there were 2 blocks together. I have stayed there a few times, and clearly in my view, the main front block where your unit is situate is far better than those round the corner. The little restaurant/bar on the ground floor does very good food.

Thanks PC Nick. I'd forgotten to mention the bars, restaurants, laundry service points, car hire etc., etc., that are to be found on the ground floor. I know a few anoraks that live there that hardly venture ' off site '. Sad individuals considering where they are.....

Forgot to mention that also included in the annual maintenance fee is free cable tv. The apartment is also wired up for a TOT landline and True satellite tv but these two services would have to be re-connected......more as I remember it
