Thanks for the reply Somjit, was more interested in the fee as wife and I have recently purchased 5 rai (green bird title) near Chokchai for 200,000 baht and paid 22,000 for the transfer. Rice paddy beside a substantial dam which is part of the block.

Ah...

Fee is so dependable on the situation..
When seller owns the land longer than 5 years you don't have to pay such a high tax rate.
But these costs are  usually only for the seller,, but get agreed to split sometimes too.
What you pay  is i believe , transfer tax. stamp duty etc,.. Then it is a bit on the high side...11 %...
My feeling syas it should normally be roughly 14.000. ( in the region of 7 % . ) total.
Sounds like you paid everything...The whole transfer ( which is usually split between buyer and seller)
And also the bussiness withholding tax part that is usaually only for the seller.

But then again i don't know all the specifics in your situation.
