PRICE NOW 2.39 million baht. It has peaked a bit of interest as there have been a couple showings within the last week.
If you know anyone interested please pass it on. We appreciate that.

Hello DD! Any new pictures about apartment? Interesting to see a view from 7-th floor over King Rama monument. Do 6-th floor studio belong o you either? Will be nice to have some updated pictures too. B.R. Ruslan.

No new photos. It has been empty for a long time. Wife cleans every couple weeks or so. Just had all 3 AC units serviced. Are you interested in buying?
-
Sorry mate, I will like to buy that big one, but too expensive for me. Studios are on the first place. Something about 30K euro and less. B.R. Ruslan.

This condo has now been for sale for over 6 years.
Looks like the market is telling you something.
Over priced?

I am not expert, but yes I think price simply too high. Then is another question as in which building is located and on Sout or North side, do parking space belong to apartment or them are free parking space for residents? In my opinion all property in Buriram are slightly overprised and Buriram still not have any very popular tourist areas. Every thai do speak that city will grow and expand Airport too, but when? Why I am interested in Buriram - wife parents still living close to Ban Dan area.

I agree with your initial comment but not the rest.
Buriram is a big draw. The football team and the many motor sport meetings, including MotoGP, bring thousands to the town.
The airport used to have two flights a week. Now it has four a day.
I'm not sure where you are comparing Buriram with. If, when you say tourists, you are comparing Buriram with the famous beach and island resorts, that's a bad comparison. Of course they will be busier and more popular.
Withing NE Thailand Buriram is one of the most visited, mainly for reasons above, but also for the Khmer ruins in the province.
There is also one of the largest expat populations in the region.

The owner has one that is higher. One next door even higher. I think money not available in the area unfortunately.
What would you suggest for price?

Higher prices but for sale, same as yours.
The people with that sort of money will be government employees, such as Doctors, teachers, civil servants, or expats.
An expat would likely have a Thai partner.
So, your market will be predominantly Thai. Thais in this area generally don't like to buy properties that have already been lived in. They want new builds or they build themselves.
You need to price to sell. You need to offer a bargain. There is a poster here looking to spend 30,000 euros. That could be a good place to start haggling.

I think in a first place need to bring pictures and VIDEOS in a year 2024 at least that potentional buyer can even imagine the whole property. I did spent a lot of time to even understand where it standing and how is located. want to sale - good pictures, drone pics, videos do help a lot.

Thanks for invitation, as soon as I can do it - I will. Over 8000km away is a bit a problem for me. I think my wife will go and visit Buriram in August - September. Probably will visit and check TADA Condotel apartments which will be available for sell at that moment. What is a maintenance fee in this condo?
-
I believe 18,000 baht

Sale pending. Deposit given. Price agreed on. All is well.
