Title: Need an advice about land price

Hello fellows. Need your input.
What is the good price for 1-2 Rais of land (rice) in a middle of nowhere (between Buriram City and Nang Rong). About 1-2 kms from the highway road, no water/no electricity/ dirt road. Neighbors start selling but I do now whant to get screwed. (And yes it is not for my name but for missus for the future opportunities).

The price all depends on how desperate the people need to sell. Price also depends on which documentation they have; old paperwork or updated by the owner and the land department. My wife has bought land cheaper than it should have been because of old documentation held by land owner. Still don't fully understand how the documentation works here.

We looked at about 3 to 4 rai of land and the asking price was 800,000 baht. It was farm land, level to the gravel/clay road, close to a small village, so had electricity and water connections, and about 3kms from the main town of Ban Kruat.

you only buy in Thailand land that has a Chanote (Nor Sor 4) if it is any other Nor Sor 3 or something else, WALK AWAY from it !!! The Name and number (Nor Sor 4) you find on the TOP right of the Chanote

Rice land goes from 100,000 to 150,000 a Rai in that district.  Always negotiate and insist on  Chanote (Nor Sor 4) I for one will never buy flooded rice land.  No small farmer makes any money out of growing rice.  Have a look at the houses and poverty most rice farmers live in.  Buy flood free land with electricity nearby.

Maybe we've been lucky but never had a problem. Bought land a while ago and sold since. All fine with a slight profit
