Our lass has got about half a rai of land for sale in Nongki about 200m from main road in a prime location in the village. Offers of not less than 10 million baht will be considered. Early viewing is advised to avoid disappointment....contact me for details....serious enquires only please
I would like to offer the 10 Million asking price.
I hope you're not making 5 times the price you bought it for,some people on here would.say making a profit out of business would be morally wrong.

Anyway, I think his lass bought it for about 25.000 baht some time ago but if you see the location then their asking price is peanuts compared to some ads here on BE expats.
And no, bying for 25.000 ans selling for 10.000.000 is no profiteering, just honest thai - farang business, isn't it ?

Yes it is business no ones arm is being forced,if people want to buy something off me and offer me 200 times what it is worth,i will take their money all day long,and say it been great doing business with you. moneysmile

I have been in business all my life,so I am NOT saying making a profit is bad,it is a part,important part of all business.BUT blatantly taking the "every penny" off someone after talking up prices,which become way over the real value is wrong,that is NOT how a true business person makes money,it's though good will,and ultimately,being able to live with your own conscience.
       On a side note,as a reality check,I just recently sold a block of land larger then the half rai being offered for 12million baht....but it was in a top southern suburb of Sydney,Australia!! thumbup

I do not want to defend or attack anyone , but I find it " silly " to feel more talk of prices for farang and prices for Thai. The market, that is, the price makes the demand vs. supply and the final price is done by those who are good at bargaining.
Fortunately for those who have bought it, even just 5 years ago , unfortunately for those who want to buy now , prices are already high and continues to rise.
for example , in nang rong :
on the main road 24 in front of the hospital, 25 million per rai
in town , 500 meters from the 7/11 to 10 million rai half
1/4 rai to 1.5 km from the school toa, 1.5 million
half rai to 2.5 km from the school toa, 2.4 million
1 rai to 3.5 km from the school toa, 1 million
and these are not Thai or farang prices are market prices .
I also would like that the land would cost 90,000 baht per rai ......
but it is not, or may still be , but dozens and dozens of miles from population centers , lack of services, and perhaps without Chanot .
Again, I do not want to criticize them defend anyone, but these are the prices .

I am a firm believer in capitalism and the laws of suppy and demand. 

For example, the land I am filling with dirt is more than 3/4 ths a Rai, I will will sell for 1.5 mil baht, letting me have a good profit.  But no one has to buy.   

But what I believe is that in the next few years this land will be annexed by Buriram City driving prices even higher.   Come November/December to get this land from me will probably mean an offer over 2 mil. 

Outragous?  Maybe.   But this will soon be city land with city water and electricity.  I am working to see the best way to put apartments on it, but that is next year's project. 


So for this Land in Nag Rong, I personally think it is high, but if you don't have to sell, set the price high to make selling worth it to you. 

On the other side of the coin, some people have to sell, like an HIV lady that needed money.  Yes, too bad for her, but economic volitility is what allows the rest for us to step up and take advantage of the situation.  BTW, her profit was over 1500%, I don't feel bad for her having to sell.

I disagree.

The prices of land in Nang Rong will become higher than that in Buriram.

When the country is back on track, with regards to having some one run the place, Nang Rong becoming a province in its own right is on the cards.

So, you will then have a brand new province on the main highway and, most importantly, a full 50kms nearer to Bangkok than Buriram.

I am not sure what you are disagreeing with.

My guess is it is about that I think the asking price it outragous (today).   I still think that.  However, if Nag Rong becomes a through fare to Isaan it can surpass Buriram.  And that price several years from now will not be outragous.  Which is in keeping with my views of supply and demand. 

 But then I will not be a Nag Rong land speculator as I am in Ban Yang. 

I fail to see what you are in disagreement about as you have not articulated what I stated is wrong.

Land prices in Nang Rong, that you think are outrageous, are actually there for the picking. A ripe investment for later. When Nang Rong becomes a province, all of the large retailers will need land. Who are they going to buy it from?

I think you are off base on this one by limiting yourself to expansion in one direct.  Obviously you haven't driven north lately to see the new Mitsubishi dealership or the Jonh Deere Tractor sales.  If Buriram is to become an important city, they need to expand in multiple directions, and a important part is links to the airport. 

I see the expansion towards Korat, there is only about 60 KM of 2 lane left there.  The road to Surin is down to 13 KM of 2 lane.  And to the Buriram Airport is 15 KM of 2 lane.  Unfortunately the 4 laning to Nanrong seems to have stalled. 

And expect some enterprising Thai (e.g., the Buriram United Owner) to realize that the path to expansion is in all directions and that is done by making Buriram a transporation hub.  Since there is no water route, there needs to be a transnodal station linking the roadways with rail.

Are you talking about the airport that is so busy the airline that services it are cancelling flights at short notice due to lack of passengers?

I am no expert on airways stuff, but I would imagine that Buriram airport is too small and the runway too short to ever accommodate planes larger than the tiny things that sporadically land there now.

Are you talking about the enterprising individual that once owned that same land where the airport is and sold it to the government so that he could buy elsewhere? The same individual that is developing south of Buriram, ie... near to the main transport route that is route 24?

Let's not forget Mistsu and john Deere tractor sales, but lets also give a mention to those who chose to build south of Buriram: Home Pro, Nissan, Tata, Honda, BigC, Makro, Hino, Toyota, IQ,Thai Watsadu, Boon Siri, and the soon to come Robinson, NCA bus terminal and the Buriram Provincial bus station. There have also been signs up showing that the new building opposite Thai Watsadu is going to be Mitsubishi(maybe their other centre is not doing so well).

Those companies strangely  decided to build on the side of town that is directly heading towards the major cities of  Khorat and Bangkok, as  apposed to the short, but almost totally 4 lane, road that heads towards the countryside of Mahasarakham and Roiet.

I think that once all 4 lanes are completed between Nagrong and/or Korat to Buriram, there will be more of a growth spurt here.  And as land prices become exorbitant in those directions, people and businesses with look for more cost effective alternatives. 

So I am putting my money where my mouth is and investing in my local area.  I have already been offered more than double what I paid for some land just 3 years ago (yes I know it is really my TW that owns the land).  I see this as good oportunity and it gives me something to do without having to work full time. 

Here is some business advice for you, buy low, sell high.  It works for me.

And buy where the customer base is.

When Nang Rong is a province in it's own right, which will also incorporate all districts south of the 24, and possibly Prackonchai, ChamNi and Nong Hong, Buriram will become cut off to a certain degree. Why haven't the 4 lane roads been finished? Because there are no departments want to pay for something before they know who it will officially belong to.That is the point I am trying to make. The investment hub will be along the 24. Those business building south of Buriram now are doing so because they have to continue investing in the Buriram customer base but need to remain on a direct route to where the action will be.

Amorenetcafe,No disrespect,but haven't you been here long enough to know that if something doesn't sell,they put the price UP not DOWN (Thai's I mean not Farang) Same when they build shop houses,there could be,and is in some places,200 up the road empty and brand new and gathering dust,and they'll go build 200 more!!
