rental price question

Hello everyone
I just purchased a property about 8 km from Khaen Dong. it is completely bare and is about 300 sqm of living space with 2 rai. I was thinking about renting it out but have no idea what the going rate would be for such a property. does anyone have any idea . I would need to do some minimal work on it like connecting doors and a basic kitchen and showers but am trying to figure out what the rental value might be

any help or points of reference welcome

Hi Mate,I don't live far from there,and if it's the house I'm thinking of,I too was going to buy it.There was some dipute with the ex wife apparently,and the kitchen and most everything that could be removed was.I was quoted 1.2million for quick settlement,But I knew that I'd have to spend about 300 or 400K on it to get it right,good size house,2 garages at the front,and about 10 minutes drive to Tesco's,a lot of pot holes in the road to get there though.I believe,fixed up,about 6 or 7K a month,because of it's size,hope this helps,JasonB

A few thoughts on your rental price question.

As you are well aware Khaen Dong is not like Buriram demand for properties like yours in the area is limited, you might be lucky but more likely you will not.

Also 2 rai is a lot to look after and maintain, if it isn't maintained then the place will look rundown. Getting labour in to keep on top of it is not expensive but getting and keeping reliable labour is a different story.

There is a surplus of new shop houses being build in the surrounding areas and a new shop house with no maintenance problems is perhaps a more attractive prospect at 3,000 baht a month.

I suppose what I am saying is you may strike lucky if a greenhorn farang arrives in town and is convinced by his TGF to cough up but don't expect a queue!
