Building on land approval.

Somebody asked me about this subject and I have no information regarding this thing. If I buy a land and want to build a house / building, assuming I have a Chanote of course, Do I need to get the house or building plans approved in the land office prior to building the property? All inputs are welcome, Thank you. Sawadi

As far as I am aware the land office do not get involved in building permissions.

I suspect that things may stricter in town  but we just took a set of plan s to the local orbitor and he put his stamp on them. What we actually built was completely different to the plans !!

So what will you do when they tell you to knock it down.??..........Offer them a few packs of Marlboro Lights!!

Ok When you build a house what you should do is get a full set of plans made ,the plans should be signed be the Architext and an engineer also in some cases .
These then have to go to you local land office to be checked and stamped .
Once these have been checked and signed then you can proceed in building your house .
These rules do vary depending on location .
If the land is out in the sticks normally the plans need only to be signed be the Architext .
If in the middle of a city they ask for engineer also and sometimes a booklet with all the steel detail of the build .
Once you have what ever detail they require you can then go to your local land office and get your Tibbian Barn ( house book ) this will have your house address on it .

Ok, How long this proccess takes? How long it takes to the land office to examine the house plans? sawadi

All land offices are different , sometimes it takes a month sometimes three lol lol
But if your not in the city center they will give you the ok to build once they have inspected the plans and they will complete latter , might seem back to front but this is Thialand .
But that's as long as they are 100% sure the plans are ok

The building regs , I guess the local land office has all this detail , my Architext works for the government .
So this make things easygoing for us .

They have got to find the place first. We are so far in 'the sticks' that I got lost coming home on Friday!

The postman has given up - he just leaves any mail with uncle in the nearby village.

I take it that the ' I buy land' and 'I have a Chanote' is referring to if you are a Thai and not Farang??????
