House/shop (almost)finishet Tungwang Satuk

Back home in Norway after early summer holiday. Finishet house for MIL and wifes daughter.
Total 164 m2 wich includes shop 34m2 and garage 30m2. Speciallly happy with terasse in back 44m2. Bought land 7 rai next to obator, small hospital and fire/ambulance station with wife in 2008 (smart be prepared for furure accidents thumbup) Orininally plan to make house for me and wife in 3 years when retire, but then wife (and MIL??) came up with plan moving in next door. moneysmile crazydance. Anyway, wife have saved the money for the house from own work in Norway (with some small donations from the undersigned) and I found it ok idea they can look after our house when we are in Norway in summertime.
House now finished, we did some small work ourselves during holiday and mostly pleased with result. However I will absolutely stay at site myself when we make our own house, and be sure to learn more thai words for different construction stuff.
BUT HERE IS MY QUESTION: Plan to make asphalt between house and main road when I come back in october. Do anyone know about company (or price) in Buriram ? It will be about 640m2

Not me really, it is my wife bravo1. She had savings account in Norway and told me only possible to put money into it (but I KNOW it is also possible with 12 annual withdrawals :) )

Perimeter wall finished.Poor quality of picture, daughter take with mobile.  Ordered 2 gates, one 4 meter iron gate on wheels in the back for car to come into the land.  Second 1 meter steel gate in the front. Not arrived yet, hope send us more/better pictures when finished. Now they make thai kitchen outside. Left to do when we go back in october/november is asphalt in front, between shop and the road.
Have to find out how to get asphalt, so name of company would be appreciated welcome1

No problem about you asking at all. Last time me and my wife discussed it we assumed everything will cost about 1.7 mill thb. That include furniture inside, electic, perimeter wall etc. The land is not included because we bought in 2008 for 1.015.000,- - 7 rai. Local opinion expensive at the time, but their opinion now changed after obator and small hospital now buildt on other side of road thumbup.
Have noticed different opinions on the forum about asking prices. My personal opinion is thats its ok. We all know about "falang pricing"  and changing information on this forum (and other) may prevent  us for being "robbed".
Personally experienced that worker asked for 15.000 to make fence around the land. My wife told him I had read about falang in Chiang Mai only had to pay 7.400,- last year and this price to expensive. Next day he returned, said he had miscalculated and price redused to 8.500,- swordfight. So internet is a wonderful invention thumbup

Sorry, didnt aswer you about name of builder. Was a relative (of course) but had ben building houses for many years. But this was first house made "for falang". If you like his name/number I can give you. When we had first meeting before made contract he told he would use specialists for construction, for electric, for tiling etc etc. In retrospective Im not sure of their qualifications (and same is my wife). But guess thats the same with other builders in Thailand. Guess falang expect higher quality than average thai. Also my wife not happy with many details, but she has stayed in Norway with me for 3 years. Best advice after this process is to stay at the site and supervice the process (and be ahead of the problems). Also tell how YOU like things been done careless of "thai manner or not". I will certainly do when come to make our own house in 3,5 years when I retire party6 bike038

Now 4 meter iron gate in back ok. Made extra strong in bottom so dogs cant come trough. Price thb 12.000. Also roof for thai-kitchen in back being constructed. Waiting for small  steel gate in front for 1 meter to be delivered. Come from another shop and since order only this one (thb 13.000) seems like not a priority  :(

Returned to home after late summer holiday in LOS. NEVER been freezing as much as done the last 4 days after leaving BKK in 35.5 and land in Stavanger with minus 8.5 :o.
Main task finished was making cement outside shop and our future house, total of ca 560m2.

First got an offer from  company the "suddently arrived" for thb 325.000,- for 10 cm CPAC,iron net inside and extra iron on important spots. Also included work.
Told him i liked check price on internet site for falang building house in LOS, then the promptly redused to thb 275.000,- At the end decided to hire locals and buy the material myself----ending price thb 134.000 bravo1.
Also did make a roof over sitting place outside shop, so people working in obator on other side of the road can relax, and spend more of their salary.
On the more relaxing side, did also plant a few palms, hopefully they grow until we make our own house in 2.5 years.

Update:
Plantet some palms and made sala and rice house, last one primary for my own "stuff" :-)
Now plan make pond, desided to seal With cement,
Guess same Dimensions as swimming pool, 150m2 2 meter deep.
Plan use as reservoir for garden irrigation and collect rainwater from house and land (and also some refilling)
So my humble question: Anybody know present price for 12mm rebar ???

Price of rebar in Buriram.  The price could be similar in Satuk.  159 baht paid cash at many shops for SD-40 / บ ล ส (baugh lagh sagh) = engineering spec SD-40 = 12mm(4 hun) = about 8.88kg
Some stores advertise a lower price but it is often one of the 2 lower grades of 12mm 8.88kg.   They might quote or advertise:
SR-24 / light/ rong lek (เบา / โรงเล็ก) = engineering spec SR-24 = 12mm (4 hun) = about 8.88kg per strand within a range
SD-30 /full/ rong yai (เติม / โรงใหญ่) = engineering spec SD-30 = 12mm (4 hun) = about 8.88kg per strand within a range
The Buriram Global House as well as Buriram Ruangsangthai Builders merchants will charge a small fee extra for a Visa or master-card debit card  or credit card on PVC, cement, or steel purchases. Building getting Close. 11.11 has been desided as "a good day" so this time we plan make contract With Builder.

Olavhome,
this may well be something you have considered but just in case. If your pond is 2m deep and you are intending to line it with concrete, then ensure that the concrete is 300 strength and that you use a double layer of rebar. If not, during the dry season when your pond empties, the concrete if not strong enough will crack. I have just had a swimming pool built and this was the specification for the side walls to enable the pool to be emptied without causing structural damage. The walls are 30cm thick.
