I will give you some advice also, many properties are not listed anywhere but on the land/property itself, take a tour with your bike/car around the area you think you want to buy inthere and talk with the locals, The locals are the biggest source of info on this matter and many good deals can be found if you can find your way around (through your Thai partner of course).

Don't forget the Banks,most have Land and House where people have defaulted on their loans and the Banks are trying to off load cheaply  to recoup the debt !!

Correct.
I always recommend to check in the banks.
All banks have repossessed properties which many of them are considered to be at good prices, some bargains can be found.
