Looking to buy some land around Plubplachai Changwat. How much should I expect to pay per rai of land. Just looking to build a home on the land.

Why do you need a real estate agent? tell us what are your plans?

House in the village (Plubplachai?)?

Do you want to buy a land and build on it or an exist house?

Prices of land depand on location as you know and as such it may be useless to give you prices without actually seeing the area you're talking about.

Don't forget the legal side of the land purchase in Thailand. It's a very problematic issue which of course have ways to by pass them but need to know the loops and holes in the law about foreigners buying land in Thailand.

I would like to buy lets say 2 rai of land, so I would be able to build a house on it in a years time. As with the down turn in the world markets, I need to get some things in order.....
My wife and I would like to buy the land around the village of Plubplachai. As that is were my Thai wife was from, so we are looking there.
I understand that a foreigner is unable to buy land so my wife will have to own 51% and I the rest. I was also told to get my wife to lease the land to me for 30 years, so that she can not make me leave if something happens.
What would be better..... to buy land and build what I want. Or to buy and existing home. As with builders everywhere, you need to watch them so they do not try to work you over.

By Thai law a foreigner cannot own ANY percentage of land in Thailand unless you are a citizen. You are right it a very good idea to be onsite of your 'pride and joy' is being built by a Thai builder. Communication problems are an interesting and regular feature. Have you made contact with our sponsor 'Alan the Builder'? His site has some beatiful examples of his work, but you must factor in that the prices may be a bit dearer, but errors on Ferang building projects are very costly too.

Hi Ocean,

Dave is right, a foreigner cannot own land unless your a citizen or you have a substantial amount of money to invest in Thailand in which case you can gain approval to own land. 

As to the leasing thing of 30 years with the option to renew, that in itself has problems.

If you think about it, if you and your wife were to split, would you really want to live in the village anylonger!

Spend what you feel comfortable with knowing that should it not work out, so be it and you walk away.

On a brighter note, I have a few friends who are married to Thai's and they have been together for more than 20 years. 

Dave's advice about being in Thailand whilst the house is built is spot on.  Unfortunately when we built we were not in Thailand, so her family supervised the house construction.  Unfortunatley things they were happy with I was not, but it was too late to rectify the problem as the house had been built.   Nevertheless, on the whole the house we built was ok.

Hi Ocean, You cannot necessarily register a lease from your wife either. I tried to do this and it was rejected in Satuk Lands Office because it was not an "arms length" transaction. You would be better to lease the land from the land's present owner then if something happened with your relationship you could sell the lease on.
